How Michigan tax foreclosure auctions work

Michigan does not hold a tax deed sale on every delinquent parcel the way some states do. Delinquent property taxes are enforced by the foreclosing governmental unit — usually the County Treasurer — through a tax foreclosure judgment, and the property is then sold under MCL 211.78m. The state gets the first chance to claim a parcel, then the local unit, and whatever is left goes to a public auction.

The minimum bid is the amount of delinquent taxes, interest and costs. There is no redemption after the foreclosure judgment, so by the time a parcel reaches auction the former owner's rights have already ended.

Where the auctions run

Many Michigan counties run their auction through Title Check LLC at tax-sale.info. Deed Trail follows the counties that sell through that platform. Wayne and Washtenaw counties use other platforms and are not covered, and a few other counties still sell in person.

Sales happen in a seasonal window rather than all year. In 2026, regional sales run from August into September, with a re-offer of unsold parcels on September 25 and a final No Reserve sale on October 30, when remaining parcels can sell without a minimum bid. Between seasons, a county's page shows its past results instead of upcoming lots.

What the winning bidder receives

The buyer receives a deed from the foreclosing governmental unit. Because the foreclosure judgment has already cleared most prior claims, titles from Michigan tax auctions are often cleaner than tax deeds in other states, but buyers should still check for easements, special assessments and any lien that survives. Inspection and occupancy issues are the buyer's responsibility.

Frequently asked questions

How do tax foreclosure auctions work in Michigan?

After a tax foreclosure judgment, the foreclosing governmental unit (usually the County Treasurer) sells the property under MCL 211.78m. The state and the local unit get the first chance to claim it; remaining parcels go to a public auction with a minimum bid equal to the delinquent taxes, interest and costs.

Can the owner redeem after a Michigan tax auction?

No. There is no redemption after the tax foreclosure judgment, so by the time a parcel is auctioned the former owner has already lost the right to redeem.

When are Michigan tax auctions held?

In seasonal rounds. In 2026, regional sales run in August and September, unsold parcels are re-offered on September 25, and a No Reserve sale is held on October 30. Between rounds there are few or no open lots.

Which Michigan counties does Deed Trail cover?

Michigan counties that sell through tax-sale.info and have listings or recent results. Wayne and Washtenaw counties use other platforms and are not covered.
