FAQ — questions we get a lot
Which counties do you actually cover?
Five states: 56 Florida counties (every county that sells on RealTaxDeed), all 75 Arkansas counties (Commissioner of State Lands online sales), the 81 Michigan counties that sell through tax-sale.info, Texas tax sales (redeemable deeds) in Kaufman, Montgomery and Smith counties, and Idaho's Kootenai County. Listings come straight from the official source and are re-indexed daily. Each state has a public page listing its counties and upcoming sales, so you can confirm coverage before signing up.
What kinds of sales are these?
Florida and Idaho are tax deed auctions. Arkansas lists tax-delinquent land offered online by the Commissioner of State Lands. Michigan lists tax foreclosure auctions run on tax-sale.info. Texas lists tax sales of redeemable deeds: the former owner can redeem after the sale (180 days, or 2 years for homestead and agricultural property) by paying the bid plus a premium. Always check the official listing and local rules before bidding.
How fresh is the data?
Every source is re-scraped each morning. Status changes (scheduled → sold, redeemed or cancelled) and bid revisions are logged with a timestamp on each lot's history, and past results feed the sale history and comparables on every parcel.
Where does the parcel intelligence come from?
Assessed and market value, lot size, land use and zoning come from public property-appraiser and state parcel data where the county publishes it (coverage is deepest in Florida). FEMA flood zones come from the National Flood Hazard Layer. We join everything to the auction record so you don't have to tab-hop.
What is the refund policy?
5 days of full access with no card required, then $49/mo or $490/yr (annual saves ~17%) if you subscribe. You can request a full refund within 14 days of any charge — see the full Refund Policy on /refunds. Billing is handled by Paddle as Merchant of Record.
Can I cancel anytime?
Yes. Cancel from the Paddle customer portal linked in your account. The 5-day trial needs no card, so there is nothing to cancel and nothing is ever charged automatically. After you subscribe, you can cancel anytime and keep access until the end of the paid period.
Is Deed Trail affiliated with any clerk of court?
No. We are an independent index. All source links point back to the original official listing (the county clerk of court, the state auction site or the county auction platform) so you can verify and bid there directly.
What is a tax deed auction?
A tax deed auction is a public sale in which a county sells real property to recover delinquent property taxes. The winning bidder receives a tax deed conveying ownership of the property, subject to state-specific rules. Tax deed sales differ from tax lien sales: in a deed sale, the property itself is transferred, not a lien against it.
In Florida, tax deed sales are run by each county Clerk of Court. In Arkansas, they are run statewide by the Commissioner of State Lands. Michigan counties sell foreclosed parcels through tax-sale.info, Texas sells redeemable deeds (the former owner can buy the property back for a limited time) in Kaufman, Montgomery and Smith counties, and Idaho's Kootenai County holds one tax deed sale a year. Deed Trail aggregates listings from all of these sources into a single daily-refreshed feed.
