Which counties do you actually cover?
All 67 Florida counties and all 75 Arkansas counties — every TAXDEED auction is pulled directly from the clerk-of-court source (Florida) or the Commissioner of State Lands (Arkansas), and re-indexed daily. Coverage is listed publicly so you can confirm before subscribing.
How fresh is the data?
Auctions refresh every 24 hours. Status changes (running → sold/withdrawn) and bid revisions are logged with a timestamp, so you can filter by "moved in the last hour" to surface lots in flight.
Where does the parcel intelligence come from?
Assessed value, year built, lot size and zoning come from each county property appraiser. FEMA flood zones come from the National Flood Hazard Layer. We join everything to the auction record so you never tab-hop.
What is the refund policy?

Can I cancel anytime?

No. We are an independent index. All source links point back to the original clerk-of-court record (or the Commissioner of State Lands in Arkansas) so you can verify and bid directly.
What is a tax deed auction?
A tax deed auction is a public sale in which a county sells real property to recover delinquent property taxes. The winning bidder receives a tax deed conveying ownership of the property, subject to state-specific rules. Tax deed sales differ from tax lien sales: in a deed sale, the property itself is transferred, not a lien against it.
In Florida, tax deed sales are run by each county Clerk of Court. In Arkansas, they are run statewide by the Commissioner of State Lands. Deed Trail aggregates listings from all of these sources into a single daily-refreshed feed.
